Complete Asbestos Removal Services for Any Property

At Asbestos Watch Brisbane, we handle asbestos testing, encapsulation, and removal from all three property sectors, including the surrounding soil.

Residential homes in Brisbane

Residential Homes

In most suburbs, we find older residential homes where asbestos exists in products both inside and outside, from the floor to the roof. You’ll also find asbestos in the garage, eaves, and external cladding. Time and weather damage the sheeting, posing a severe health threat as the asbestos becomes friable and releases into the air.

Commercial building in Brisbane

Commercial Buildings

Commercial construction was one of the most significant users of asbestos. Before the ban, almost every hotel and apartment had it. If you own a commercial building, it’s your responsibility to determine if the building contains asbestos and record the type, condition, and location. Call our professionals to test for asbestos and assess your needs.

Industrial building in Brisbane

Industrial Settings

Along with fire retardant products, roofing, and exterior uses, factories used asbestos to insulate kilometres of steam pipes for insulation. You can still find old boilers, joints, and piping covered in a thick layer of asbestos. Older factories and other buildings that will be refurbished or demolished must check for asbestos-containing materials (ACM). All asbestos must be removed by professionals and disposed of before work can begin.

You can’t rely on identifying asbestos just by looking at it. Our experts will provide on-the-spot testing with the latest tool and give the best asbestos remediation advice including cost.

Here are some familiar places you find asbestos in buildings.

Asbestos in Exterior Locations

  • Corrugated fencing installed before 1985, also called “Super Six” fencing
  • Corrugated cement roof sheets. It’s the same product as “Super Six” fencing
  • Eaves – A sheet material covering the space between the exterior wall and the roof
  • Fibrous cement cladding or “Fibro” found in fibro homes
  • Fibro walls or roof sheets on sheds, garages, and other outbuildings
  • Illegally dumped asbestos on the property and in the soil
  • Electrical switchboard backing and insulation material
  • Old utilities and plumbing or pipework
  • Flues wrapped with insulation containing asbestos

Asbestos in Interior Locations

  • Wall and ceiling lining sheets
  • Behind the tiles in kitchens and bathrooms
  • Around and behind fireplaces, inside heaters, and stoves
  • Loose-fill insulation and popcorn or vermiculite ceilings
  • Vinyl flooring tiles and in the glue
  • Floor underlayment in bathrooms or kitchens
  • Lagging or insulation around pipe and ductwork in the roof space and under the floor
  • Insulation material blown into walls and ceiling spaces
  • Carpet underlay that looks like hessian fabric

For decades, builders worldwide used asbestos for its ability to resist water, heat, and fire. That’s why it is still so prevalent today. Unfortunately, as these asbestos products age, they become more friable and dangerous to those living with it.

Asbestos Removal FAQs

How Much Does Asbestos Removal Cost?

Calculating the cost of asbestos removal is like the calculations for making home improvements. Costs depend on a combination of square or linear metres of material that must be removed. Is it in the roof or under the floor or in a multi-unit building with multiple tenants to consider? Prices typically range from $50 to $80 per square metre, but each situation is unique.

Can I Remove Asbestos Myself?

You should only remove a sample if, A) you follow the instructions in our guide, “HOW TO TEST MATERIAL FOR ASBESTOS,” and B) it is non-friable material. Non-friable means the asbestos won’t crumble when you touch it, turning into dust and spreading in the air quickly. It is mixed with other ingredients and bonded with other materials such as a cement roofing panel.

You can Download the Form Here.

NOTE: You never want to touch or move the friable or loose asbestos material. Only a Class A licensed removalist can remove friable asbestos, and they must notify WHS regulators before the removal work begins. The remover must enclose and seal the area under negative pressure, so it’s not a job for amateurs. For locations over 10 square metres of non-friable asbestos, the operator must have a Class B license and provide air monitoring.

What Happens to the Asbestos Once It’s Removed?

The certified contractors place the asbestos debris in a fully Lined EPA registered Vehicle and or  specially marked bags. We use water suppression techniques where required, then transported to a secure landfill that accepts asbestos waste.

How Do Asbestos Removal Contractors Avoid Bringing Asbestos Out on Their Clothing?

Our removalists wear Tyvek suits, hoods, shoe covers, and approved respirators. Between the work area and the outside area, we set-up a clean-up area. The technicians remove their protective clothing before going outside. In some cases, the clean-up area may also contain a shower.

Is it Safe to Perform Asbestos Removal in An Occupied Building?

Yes. Asbestos Watch Brisbane removalists follow strict regulations when performing asbestos removal to ensure that asbestos does not move into other areas. They seal all existing vents, windows, and doorways. Only professional technicians wearing PPE can enter once the process starts.

During the removal process, the contractors minimise dust formation by wetting the materials.

Given these precautions, people outside of the work area are not at risk for asbestos exposure.
